We guarantee that we can find a quality resident for your home in 30 days, or the leasing fee will be reduced to 25%.

Our conditions for the 30-Day Leasing Fee Guarantee:

• Home must be vacant and made ready with updated pictures & video, on the MLS.
• Must allow up to a maximum of two (2) animals.
• Owner must OPT IN to this program.
• Owner agrees to comply with RentWerx on advertised pricing, and any recommended adjustments based on online views, in person showings, and applications received.

The last thing you want to do is have your home sit on the market for 40, 60, or even 100 days. We recommend getting aggressive in your monthly pricing.  Pay attention to the statistics of internet activity, number of showings, and applications.  In addition, listen to the advice of your property manager.  They see the entire spectrum of the market, and their portfolio.  If they offer advice to a pricing adjustment, we recommend you follow that advice.

 

We certify that you will NEVER have to pay 2 leasing fees in the same 12 month period. Now, the only exception would be a federal military relocation, which are out of anyone’s control, but outside of that we guarantee your resident will stay 12 months, or we will find a replacement for equal or better rent at no additional charge.

For no extra charge to owners, we guarantee your home will not be damaged by any approved animal. When we allow a pet into a home, we have vetted that animal almost as much as the resident. At RentWerx, we like to deal with hot-button issues before they become problems. So, we screen each pet, charge a reasonable fee, and guarantee that you (the home-owner) will not pay out of pocket for pet damage.

• We pay for any damages exceeding the security deposit caused by an approved animal.
• We screen each individual animal application with PetScreener and offer a $2,000 Pet Guarantee.

 

Within the first five (5) business days of occupying the home, if the resident is not satisfied with the condition of the home as viewed prior to lease signing, the resident may request lease cancellation and receive a full refund to their security deposit, rent, animal fees, lease preparation fee, risk mitigation fee. The resident must vacate the home and turn in all keys & electronic devices to RentWerx.
* This does not apply to a lease agreement with a Site Un-Seen Addendum to Lease and is subject to Landlord or RentWerx final approval.

 

Our On Time guarantee is designed to ensure that property owners receive their rental proceeds promptly between the 10th and 12th of each month. While we strive for consistency, we acknowledge that holiday schedules can occasionally cause minor delays, but rest assured, we stand behind our commitment to delivering your funds promptly when tenants pay on time.

 

Understanding the urgency of re-listing your home, we commit to completing all make-ready services within 10 business days from the date of the owner’s approval of the estimates. This guarantee reflects our dedication to efficient and reliable service, aiming to minimize your property’s vacancy period and maximize its rental potential.

• Make ready must not exceed one month’s rent
